What Is a Jumbo Loan in Minnesota, and What Changes With a Larger Mortgage?

A jumbo loan is a mortgage larger than the conforming loan limit, and the Consumer Financial Protection Bureau (CFPB) says mortgages are allowed to exceed that limit. The Federal Housing Fies-for-2026) (FHFA) set the 2026 baseline limit for one-unit properties at $832,750. A jumbo may cost more to obtain than a conforming loan, the CFPB says, so the useful first step is a monthly-payment estimate at your actual price.

Does the home's price or the loan amount make a mortgage jumbo?

The loan amount does. A jumbo is defined by how large the mortgage is, and the size of your mortgage depends on how much of the price you put down.

That is why buying a home over $1 million in Minnesota does not settle the question by itself. Two buyers can look at the same house and end up with different loan amounts, one above the limit and one below it.

FHFA's figure is the baseline for a one-unit property, so ask Chad which limit applies to the home you have in mind.

Jumbo vs conforming loan: why start with the monthly payment?

The CFPB says the cost of obtaining a jumbo mortgage may be higher than the cost of obtaining a conforming mortgage. Note the word "may", and check your own numbers before you assume anything.

If you are shopping for a jumbo mortgage in the Twin Cities, get the monthly payment at the price you are looking at. If your loan amount lands close to the limit, ask to see the payment both ways: as a jumbo, and at a loan amount that stays within the limit.

Chad's monthly payment guide explains what goes into that number.

What should you ask about a jumbo loan before you shop at this price?

Chad's conventional loan guide notes that a borrower who needs more than the limit would look at a jumbo loan, a separate product with its own qualification requirements. That guide also covers conforming-loan basics and PMI if you want the background.

Because a jumbo is its own product, these are good questions to bring to the first conversation:

Would my loan amount at this price be above the limit that applies to this home?

What would my estimated monthly payment be at this price?

How does the cost of obtaining a jumbo compare with a conforming loan in my case?

What are the qualification requirements, and what would you need from me?

Preapproval comes next, and Chad's preapproval guide walks through what it means.

If you have a price in mind, email Chad@MinnTrust.com and ask for a clear monthly-payment estimate at that price.
