Twin Cities Housing Market Update June 2026: What Buyers and Sellers Need to Know This Week

By Chad Krueger

The Minneapolis and St. Paul housing market is doing what it usually does in early June. Activity is steady, prices are firm, and most well-prepared buyers and sellers are quietly getting deals done. Behind that surface, though, the underlying numbers tell a more interesting story.

If you are thinking about buying, selling, or refinancing in the Twin Cities, here is a clear read on where things stand right now.

What the Twin Cities Housing Market Looks Like Today

The latest data from the Minneapolis Area Realtors monthly indicators shows a market that is cooling on volume but still firm on price.

A few numbers stand out:

  • New listings across the metro are down roughly 10.8 percent year over year

  • Pending sales are down about 12.9 percent

  • Inventory has dipped about 3 percent to 7,356 active homes

  • Median sales price is up about 1.4 percent to $375,000

  • Homes are spending about 63 days on the market

  • Months supply is sitting near 1.9 months

A balanced market is usually somewhere around five to six months of supply. We are still well below that, which is why even in a cooler year, the better-priced homes continue to attract real attention.

Eagan and the South Metro

In Eagan, recent Redfin data puts the median sale price for all home types near $389,799, down about 1.3 percent year over year through April 2026. That is a soft adjustment, not a correction. The same pattern is showing up in Apple Valley, Burnsville, Prior Lake, and Lakeville, where strong long-term demand is keeping a floor under prices even as buyers push back on the top of the range.

Where Mortgage Rates Sit Right Now

Mortgage rates have been quietly improving.

According to Mortgage News Daily, the 30-year fixed index has held steady or moved lower for eight straight business days, with rates settling in the mid-6 percent range. The current daily index is sitting near 6.56 percent as of late last week.

A few things are driving rate direction right now:

  • Treasury yields are reacting to oil prices and Middle East headlines

  • Inflation data has cooled enough to keep markets hopeful about future Fed cuts

  • The Fed continues to take a patient approach to rate policy

This is the kind of rate environment where small moves matter. A quarter-point swing on a $400,000 loan can change a monthly payment by close to $60. Over 30 years, that is meaningful money.

If you locked a rate in late 2023 or 2024, this is a good month to check whether a refinance pencils out. You do not need rates to fall dramatically for the math to work. You just need them to fall enough.

What This Means for Buyers in the Twin Cities

If you are thinking about buying, the current market actually gives you more room to operate than you may think.

Inventory is down compared to last spring, but the homes that are sitting longer often have something specific holding them back. A stale price, an awkward floor plan, or a feature that is not for everyone. That can be your opportunity to negotiate.

A few practical tips for buyers right now:

  • Get pre-approved by a lender who actually reads your full picture, not just a credit score

  • Ask for a Total Cost Analysis so you understand the real monthly payment, taxes, insurance, and PMI if it applies

  • Be ready to move on the right home, but do not chase a wrong one just because rates feel like they might rise

  • Consider a longer rate lock if you are still 30 to 60 days from a likely contract

What About First Time Buyers?

First time buyers in the Twin Cities still have options. Minnesota Housing programs, down payment assistance, and conventional loans with as little as 3 percent down are all worth a conversation. The mortgage that is right for you depends on your income, your credit, your savings, and your timeline. There is no one right answer.

What This Means for Sellers in the Twin Cities

Sellers, you still have a real audience.

The metro is short on the kind of move-in ready homes most buyers actually want. If your home is clean, priced correctly for today's range, and shows well, you should expect activity within the first one to two weeks.

A few things to know:

  • Buyers are more cost-sensitive than they were a year ago

  • Inspection items matter more than they did during the 2021 rush

  • Pricing too high on the first list often means a price reduction later, which signals weakness to the market

What About Current Homeowners?

If you are not moving and not refinancing, the most useful thing you can do this year is take a quick look at your home equity position.

Many Twin Cities homeowners have seen meaningful equity build up over the past five years. That equity is not just a paper number. It can be used to consolidate debt, fund a renovation, pay for college, or simply sit there as a cushion. The right move depends on your goals.

I am always happy to walk through equity scenarios at no cost. There is no expectation that you need to do anything with the information.

How to Think About Timing in Today's Market

Trying to time the Twin Cities housing market down to the month is usually a losing game. Prices and rates move in different directions on different days for different reasons.

A simpler framework:

  • Are you in a stable income position?

  • Do you have a clear reason to move, refinance, or stay?

  • Does the math work on the home or loan you are looking at?

If the answer to all three is yes, you are usually fine to act when the right opportunity shows up, no matter what the headlines say that week.
