Twin Cities Market Updates
More Homes, More Choices: What the June 2026 Twin Cities Housing Market Means for Buyers and Sellers
By Chad Krueger
Summer in the Twin Cities is when the housing market really wakes up. Yards are green, lake season is in full swing, and more families decide it is finally time to make a move. This June, the Minneapolis and St. Paul metro is offering buyers something they have not seen much of in recent years: a real choice of homes. If you have been waiting on the sidelines, this is a good moment to understand what is happening and how to plan for it.
What is going on with Twin Cities home inventory right now?
The biggest story in the local market is inventory. The number of active listings across the metro has climbed well above where it sat a year ago, with thousands of additional homes available for buyers to consider. After several years of tight supply and bidding wars, that shift matters.
More inventory does two things. First, it gives buyers breathing room. You can take time to compare homes, schedule second showings, and make an offer that includes reasonable contingencies without feeling like you will lose the house in an hour. Second, it nudges the market toward balance. We are not in a buyer's only market, but the extreme seller's market of a few years ago has cooled into something more even.
Are home prices in Minneapolis and St. Paul going up or down?
Prices have held remarkably steady. The metro-wide median sale price is sitting in the high $300,000s, and it has moved only slightly compared to last year. That stability is actually good news. It means values are not crashing, and it means sellers who price their homes correctly are still finding buyers.
Keep in mind that the metro is really a patchwork of local markets. A few examples of how different communities compare:
• Edina continues to run strong, with a median closer to the mid $600,000s.
• Lakeville, a favorite for move-up buyers and growing families, sits near the mid $400,000s.
• Minneapolis and St. Paul proper offer a wide range, from affordable starter homes to high-end city properties.
The lesson here is that the headline number tells only part of the story. What happens in your specific neighborhood, price range, and home type matters far more than a metro average.
How do current mortgage rates affect my plans?
Mortgage rates have been moving within the mid 6 percent range this week. According to Mortgage News Daily, rates eased slightly as Treasury yields softened earlier in the week, then ticked back up by Friday. Global headlines, including pressure on oil prices, continue to influence the direction of inflation and rates.
Here is the practical way to think about it. Rates change daily, and nobody can promise where they will land next month. What you can control is your preparation. When you know your budget, your target payment, and the loan structure that fits your goals, small rate movements stop driving your decisions. You make your move based on your life and your timing, not on a number you cannot predict.
For buyers
Rising inventory plus steady prices is a healthy combination. You have more homes to choose from and a bit more room to negotiate. The buyers who win in this market are the ones who get pre-approved early, understand their real monthly payment, and know exactly what they can comfortably afford before they fall in love with a home.
For sellers
Demand is still solid for homes that are priced right and ready to show. Updated kitchens, clean systems, and strong school districts continue to attract attention. With more competition on the market, presentation and pricing matter more than they did during the frenzy. A well prepared home still moves in about a month.
For homeowners thinking about refinancing
Even in a higher-rate environment, it is worth a quick review of your current loan. Sometimes there is a smarter structure available, whether that means adjusting your term, tapping equity for a specific goal, or simply confirming that what you have still fits. A five minute conversation can tell you whether a change makes sense.
What is the smartest first step for my next move?
Whether you are buying your first home, moving up to something bigger, eyeing a cabin up north, or using a VA benefit you have earned, the smartest first step is the same. Know your numbers before you shop.
