Seasonal Welcome

Mid-July is peak Minnesota summer. Neighbors are heading to hometown festivals, farmers markets, beaches, parks, and outdoor concerts.

For some families, summer is also the season when a future move starts to feel more real.

This week’s theme is simple: plan a confident move without unwanted surprises.

That starts with understanding the full picture of a home purchase, including the price, monthly payment, cash needed, property taxes, insurance, and loan options.

Twin Cities Housing Snapshot

The latest complete monthly housing report covers June 2026. These are monthly figures, not current-week numbers.

According to Minnesota Realtors data reported by FOX 9:

  • The Twin Cities metro median sales price was $410,000, up 2.1 percent from a year earlier.

  • The number of homes for sale reached 10,897, up 5.1 percent.

  • Homes averaged 42 days on the market.

  • Sellers received an average of 99.6 percent of their asking price.

  • New listings increased 10.5 percent.

  • Pending sales increased 9.7 percent.

  • The statewide Minnesota median sales price was $375,000, up 1.4 percent.

What does this mean for local buyers?

There are more homes available than there were a year ago, and the market appears steadier and more balanced.

That may give buyers more time to compare homes, review monthly costs, and make thoughtful decisions without feeling pressured to rush.

Chad’s Mortgage Minute

What do today’s mortgage rates mean for your payment?

A mortgage rate is one of the main factors that determines your monthly principal and interest payment.

For the week of July 16, 2026, Freddie Mac reported average rates of:

  • 6.55 percent for a 30-year fixed-rate mortgage

  • 5.93 percent for a 15-year fixed-rate mortgage

These are national survey averages for that week. They are not a loan offer or a personalized quote.

Your actual monthly housing payment may also include:

  • Property taxes

  • Homeowners insurance

  • Mortgage insurance, when applicable

  • Homeowners association dues

  • Other property-specific costs

That is why a payment estimate based on your actual numbers is more useful than any single rate mentioned in the news.

You can explore different scenarios with the mortgage calculator.
